Mortgage and Florida closing-tax calculators

Rough numbers before you talk to a lender or closing agent: an estimate of the monthly repayment, and the documentary stamp and intangible taxes due when you buy in Florida. Everything is worked out in your browser; nothing you type is sent anywhere.

Mortgage calculator

A guide only. It assumes a repayment (capital and interest) mortgage at a fixed rate for the whole term, and leaves out fees, taxes and insurance. Lending terms vary, and non-resident buyers are often offered different ones; ask a lender or mortgage broker for accurate figures.

Florida closing taxes

The property

A guide only, using the Florida Department of Revenue’s published rates (checked 21 October 2026): documentary stamp tax on deeds of 70 cents per $100 (60 cents in Miami-Dade, plus a 45-cent surtax unless only a single-family dwelling is transferred), 35 cents per $100 on the mortgage note, and the nonrecurring intangible tax of 2 mills (0.2%) on the mortgage. Who pays which tax is set by your contract. It leaves out title insurance, recording fees and other closing costs; ask your closing agent or attorney for exact figures.
